Mutual Exchanges
All tenants have the opportunity to be consided to undertake a mutual exchange, which is the swapping of your current property with either the association’s own tenants or with a tenant of another housing provider. This assists our tenants to sustain the accommodation of their choice and enables the association to maintain stable communities and be the landlord of choice.
The following criteria will be taken into account in assessing an exchange:
- The exchange should not result in the overcrowding or significant under occupation of the association’s property.
- Applicants will normally be required to have a clear rent account and the property needs to be in good condition.
- The incoming tenant must accept the property in its present decorative state, and must accept any repairs that are the tenant’s responsibility and any alterations or improvements carried out by the outgoing tenant.
- Applicants must generally have lived in their current accommodation for at least one year.
All exchange requests must be made in writing, and no exchanges should take place until written permission has been given by the association and any other housing provider involved.
Before approving the exchange, the association will normally require a home visit and/or satisfactory tenancy report for each party.
